Terrain Capital Partners is a private real estate investment firm specializing in the acquisition and investment management of multifamily assets primarily in the major Texas markets. The principals of the firm have have been active in the industry since the 1990s and have consistently delivered above average returns to investors through varying business cycles.

The Principals of Terrain tour and analyze hundreds of assets to find a single opportunity. We seek “story deals” where we identify potential to create significant value through physical renovation, new management processes, or providing liquidity to a distressed capital stack.

Our commitment is also based on analysis of demographic and cultural shifts, which favor rental housing. The State of Texas and other sunbelt states will continue to benefit from strong in-migration and population growth driven by a high quality of life and a low tax, pro-business climate. Together, these market forces create the opportunity for our investors to enjoy superior risk adjusted returns relative to other investments.

Terrain’s Principals have managed real estate portfolios alongside major investment firms through three major market cycles and bring an institutional mindset to our investments, balancing risk and return and rigorously applying numerous stress scenarios to potential opportunities before executing any acquisition.
