Colin Good
Vice President
Mr. Good is Vice President of Acquisitions for the firm and is primarily responsible for deal sourcing and negotiation, and capital formation. He’s also involved in asset and construction management, reporting, and compliance.
Colin has a broad background in the development and acquisition of multiple asset classes, representing both sponsors and institutional equity investors. Immediately before joining Terrain, Colin oversaw investments as Director at one of San Antonio’s largest multifamily developers. In this role, he lead underwriting and research in several major markets across the country and was an integral part of the capital markets team. Prior to that role, he was a Development Manager focused on the southwestern and mountain regions at the same firm. Additionally, Colin’s background includes experience on the acquisition and development teams for a major institutional real estate investor with approximately $29B of assets under management.
Mr. Good holds a Masters of Real Estate from Texas A&M University, a BS from Texas State University and is a veteran of the Marine Corps serving in Operation Iraqi Freedom.
Kathy Arnett
Controller
Mrs. Arnett serves as the Controller for Terrain Capital Partners and is responsible for the accounting function of Terrain’s individual investments as well as the operating company. This includes reporting, compliance, audits, and treasury oversight. She previously worked alongside the Principals of Terrain at various real estate organizations for almost 20 years where she coordinated institutional level reporting and compliance for some of the largest equity investors in the country. Her experience also includes ground-up development and construction accounting for large commercial projects.
Mrs. Arnett holds a BBA in Accounting from Texas State University in San Marcos, Texas.
Clint Greenleaf

Clint began his career as an accountant at Deloitte and Touche where he earned his CPA. He later founded Greenleaf Book Group, which he built into one of the leading independent book publishers and distributors in the U.S. Greenleaf Book Group represented thousands of titles, produced over 30 NY Times and Wall Street Journal best sellers, and was one of INC’s fastest-growing companies in America, making the INC 500 list in 2006 and the INC 5000 list from 2007-2012. Clint sold Greenleaf Book Group in 2011 and stayed with the company as CEO and Chairman until 2014. He has been featured in the Wall Street Journal, Inc. Magazine, Fox Business News, The Huffington Post, CNBC, CNN, MSNBC, Money Magazine, Men’s Health, Forbes, Entrepreneur, and is a regular guest on the Fox Business Network.
Clint sits on several Boards of Directors including DRG, Greenleaf Growth and Income Fund, Austin Chapter of Young Presidents Organization (YPO), the University of Texas Libraries and Moonshot Brands LLC. He is passionate about giving back entrepreneurs by mentoring start-up companies through the Branson Center for Entrepreneurship and guest lecturing at institutions such as Acton, University of Texas, Holy Cross, and Hiram College.
Danny Peoples
Advisor
Danny was a standout baseball player at the University of Texas, earning All Southwest Conference, SWC Player of the Year, and All-America honors. He was selected in the 1st round of the Major League Baseball Draft by the Cleveland Indians, where he played for 6 years.
In 2004, Danny co-founded Ball Peoples, a privately-owned employee benefits consulting firm focused on middle market business. After successfully growing the organization over 12 years, it was acquired in 2016 by one of the largest insurance brokerage agencies in the United States.
Currently, Danny leads an employee benefits consulting team for USI Insurance Services. He also sits on the Board of Directors for Moonshot Brands, LLC., an organization he co-founded in 2015. Moonshot produces and distributes the Homeplate Peanut Butter brand. Homeplate is stocked by all 30 MLB teams, and available in more than 4,000 retail stores nationwide
